What determines your Figure HELOC rate

  • Credit score: the 600 minimum qualifies, but the lowest rates go to the strongest profiles.
  • Combined LTV: borrowing a smaller share of your home's value usually earns a better rate.
  • Loan amount and term: pricing varies across the 5, 10, 15, and 30-year terms.
  • Origination fee: the APR includes a fee of up to 4.99%, so a higher fee raises the APR.
  • State and occupancy: primary homes typically price better than investment properties.
  • Discounts: the lender has published 0.25% rate discounts for autopay and for credit union members.

The gap between the bottom and top of the range is about $563 a month on a 15-year line, and more than $100,000 in total interest. Improving your credit or borrowing less can be worth more than any other step. Rates on a cash-out refinance are usually lower because it is a first lien, but they apply to your whole mortgage.
